WHY DO I NEED AN INSPECTION?

For most people, buying a house is the single largest investment they will make in their lifetime. As the housing market fluctuates, some are tempted to waive the Home Inspection Contingency. 

A Home Inspection Contingency is an agreement in a real estate contract that allows the buyer to have the property inspected by a professional Home Inspector to identify any potential or current structural and safety issues with the property. These potential or current concerns may affect the purchase decision. Completing a Home Inspection is a small investment in helping to make that decision.

WHAT DO YOU CHECK?

We inspect from the Roof to the Foundation and everything in between!
In a Home Inspection, there are limits. For instance, a Home Inspection is Visual Inspection of the Safety, Function, and Life Expectancy of the home's components.

DO I NEED TO BE PRESENT DURING THE INSPECTION?

It is not required that you be present during the Inspection, however, it is recommended. If you are the prospective owner, watching someone explain the home's systems and how they work will be more valuable than reading a report.

WHEN WILL I RECEIVE THE INSPECTION REPORT?

Reports are delivered within 24 hours after the Inspection is complete and in some cases, the Report is delivered on site before the Inspector leaves. Once the Inspection Agreement is signed by the Homeowner/Client the Inspection is completed and Reports are delivered upon receiving payment.

WHAT FORMS OF PAYMENT DO YOU ACCEPT?

We accept Visa, Master Card, American Express, Discover, Personal/Business Check, and Cash

CAN MY HOME FAIL AN INSPECTION?

A Home Inspector does not Pass or Fail a house, but rather describes the physical condition and indicate which component and systems may need major repair or replacement. A Home Inspection is not an appraisal. 

HOW LONG DOES A HOME INSPECTION TAKE?

A full Home Inspection typically takes between 2-3 hours depending on the size and age of the home. A typical 4-Point Inspection or Wind Mitigation can take 45 minutes to an hour and a half.

HOW DO I PREPARE BEFORE A HOME INSPECTION?

  • Be sure that the Inspector will have access to each room, electrical panel (breaker box), and attic. The Inspector will not remove obstacles including furniture, boxes, personal items, etc... to inspect any area, component, or system. If a component or system is not accessible at the time of the inspection, the component or system not inspected will be noted on the report. There may be an added fee to make a follow-up visit to reinspect components or systems not accessible at the time of the inspection. 

  • Bushes & Trees should be trimmed away from the house and components.

  • Provide any maintenance records.

  • Replace all HVAC filters.


WHAT DOES THE INSPECTOR NOT CHECK?

The Inspector WILL NOT:

  • Switch electrical breakers ON/OFF.

  • Operate water shut-off valves.

  • Inspect Fences. 

  • Enter or traverse any under-floor crawl space or attic if in the opinion of the Inspector; it is unsafe or unsanitary, has inadequate clearance to enter or traverse, the potential exists to cause damage to ductwork, electrical components, or stored items.

  • Offer an opinion as to the adequacy of any structural system or component.

  • Inspect Out Buildings (barns, stables, sheds, detached garages, etc.) ​
